Pressure Washing FAQs — Jacksonville Homeowners

Answers to the most common questions about pressure washing, soft washing, pricing and what to expect in Jacksonville, FL.

Pricing

Cost & Pricing Questions

How much does pressure washing cost in Jacksonville FL?

The cost depends on the surface, size and how heavy the buildup is. A single driveway is a different job from a two-story house with a roof and lanai cage. We give written quotes based on your actual property. See our full pressure washing cost guide.

Is there a minimum charge?

Yes, most jobs have a minimum. Very small single-surface jobs may have a trip minimum. Ask when you request the quote and get it in writing.

Do you charge extra for rust stains?

Rust stains from iron in irrigation water need a separate acid-based treatment. That is priced separately from the standard wash. We note it in the written quote.

Methods & Surfaces

Soft Wash vs Pressure Wash Questions

What is the difference between soft washing and pressure washing?

Pressure washing uses high-pressure water on dense hard surfaces like concrete. Soft washing uses low pressure plus a cleaning solution that kills algae and mildew at the root. Most Jacksonville properties need both, just on different surfaces. See our full guide: Soft Washing vs Pressure Washing Jacksonville FL.

Can you pressure wash a roof?

No. High pressure on asphalt shingles strips the protective granules, shortens roof life and can void the manufacturer warranty. Roof cleaning should always use a soft wash at low pressure. See our roof soft washing page.

Is soft washing safe for vinyl siding?

Yes. It is the method siding manufacturers recommend. Low pressure and a cleaning solution kill the algae without forcing water behind the panels.

Jacksonville Specific

Jacksonville & Local Questions

Why does my Jacksonville driveway keep going green?

Shade, humidity and the summer rain season feed algae and mildew on concrete. Shaded driveways in Mandarin, Riverside and Ortega go green faster than exposed driveways in open communities like Nocatee.

What causes orange rust stains on my driveway in Jacksonville?

Orange rust stains are iron deposits from irrigation or well water. A large number of Northeast Florida homes irrigate from wells with elevated iron content. Standard pressure washing will not remove them. A rust-specific acid treatment is required.

How often should I wash my house in Jacksonville?

Once every one to two years for most homes. Shaded lots under live oaks, homes near the St. Johns River or Intracoastal, and properties near the beaches may need it annually.
